Bordeaux, a city of investment and project implementation

Bordeaux has become a very dynamic city in recent years. Many French people come to relocate to the Bordeaux metropolis for its climate conducive to employment and education. Indeed, the city welcomes thousands of students within its universities and higher schools. Students and trainees accounted for 15.6% of the total population in 2016, according to INSEE (1). Bordeaux, in addition to its economic weight for the country, does not hesitate to invest in new renovation and rehabilitation projects for its inhabitants. Economically, culturally and socially, Bordeaux seems to bring together all the elements that a city would need to establish itself as the leader of its country. Its influence could suggest a potential overrun one day in Paris, its capital.

Bordeaux, a metropolis city that is becoming a key economic player for France

Bordeaux is first and foremost a city of job opportunities. Indeed, in 2016, the city had about 60% of employed workers compared to only 10% of unemployed, according to INSEE (1). The most popular positions are trade, transport and services. They account for 70% of the city’s total jobs, according to INSEE (1). In second place are public administration, education and health jobs. They account for 16% of total jobs. In addition, 14,311 companies were created in 2018.

This shows a real increase compared to previous years. In fact, only 12,000 companies were created in 2017. The city is growing and welcoming new workers every year; providing it with the financial resources necessary for the creation of new businesses and consequently for new jobs. This system seems to work in an important way for the Bordeaux metropolis. That is why it has now become a cycle that the city has decided to continue.

In addition to its attractive economic landscape, the city of Bordeaux welcomes a lot of tourists and foreigners. Its new district of antique dealers in Les Chartrons since the renovation of the quays, is the delight of tourists. Bordeaux has many other successful venues such as the famous Cité du Vin, the Bordeaux Opera House, the Darwin ecosystem, the CAPC Museum of Contemporary Art, the Aquitaine Museum and its Public Garden. Rich artistically and culturally, Bordeaux knows how to attract tourists and make them want to come back. In order to accommodate them in the best conditions, the construction of many hotels took place. The city now has 160 in 2019, according to INSEE (1).

Bordeaux, a city focused on innovation

Bordeaux also does not neglect innovations and give French startups a chance. By supporting the ideas and projects of young start upers, the city of Bordeaux was able to acquire the French Tech label. It underlines the city’s commitment to the creation and growth of start-ups (2). French Tech includes investors, designers, engineers, developers and students. In view of the student attractiveness of Bordeaux, this label adds a real cachet to the city and reassures its professionalism and its promise of the future for its young people.

With this multitude of attractive factors, Bordeaux has had to adapt to receive its shareholders, tourists or future inhabitants. This is why the city is now easy to access nationally and internationally. Indeed, it has its airport located in Mérignac and a train station in the center of the city. A high-speed line has also been created to facilitate its exchanges with the French capital. Indeed, it now takes two hours to travel the hundreds of kilometers between Bordeaux and Paris, which is a real advantage.

With the enhancement of its historical heritage and architecture, the city of Bordeaux also holds many titles. Among them is the famous UNESCO World Heritage Site. Its Mériadeck district is the proud owner. It is this district of Bordeaux that has launched a programme of works to improve the quality of life of its inhabitants.

New rehabilitation project in Bordeaux’s flagship district: Mériadeck

The Mériadeck district contributes to Bordeaux’s economic influence. Located in the heart of Bordeaux and a UNESCO World Heritage Site, Mériadeck has become one of the city’s lungs. It is home to Bordeaux’s largest administrative centre, numerous offices, a shopping centre, numerous housing and shops as well as a business centre.

A very dynamic district of Bordeaux, it was then interesting for the city to revalue it. That’s when the new rehabilitation project comes in: the 3 Tours project. The objectives of this work are to renovate the buildings of the 3 Towers to modernize them and redevelop the space.

On about 13,000 square metres of surface space, two of the three buildings are expected to become luxury hotels to strengthen the welcome offer of tourists from Bordeaux. The third building is intended for the creation of offices. The rest of the surface of the 3 Towers will be used for the construction of new shops and archives.

The work was launched on September 25, with the presence of the Mayor of Bordeaux Nicolas FLORIAN and the President of Bordeaux Metropole Patrick BOBET.

A project planned for delivery in 2021

The remaining stages of the project include the start of rehabilitation work in October 2019 and deliveries from offices, hotels and businesses in January and June 2021.

This project launched by the Duval Group with the support of the architectural firm Patriarche. The Alboran and Bordeaux Métropole hotel service should open its doors to the general public in October 2021.

Once completed, the 3 Tours project will prove the city’s commitment to its urban operations and show its ability to bring together the various private and public players in the enhancement of Bordeaux’s economic and architectural heritage.

If the Bordeaux agglomeration benefits from the attractiveness of its Nouvelle-Aquitaine region… It has been able to bring together its various resources in order to acquire a reputation with a national scope. By focusing its efforts on strategic resources, the city of Bordeaux has reaped enough attractiveness to afford to invest more. It is this business plan that has earned it its regional, national and even international reach.
